Ice Dams: Why Your Ceiling Leaks in February
This is the damage pattern that defines drywall work in Toledo, and it catches people off guard because it happens with no storm and no visible roof problem.
Snow accumulates on the roof. Heat escaping through an under-insulated attic warms the roof deck from below and melts the underside of that snow. The meltwater runs down until it reaches the eaves, which hang past the heated part of the house and stay at outdoor temperature — and there it refreezes into a ridge of ice. Each cycle builds the dam higher, until standing water backs up behind it and finds its way under the shingles, which were only ever designed to shed water flowing downhill. From there it soaks the sheathing, runs along a rafter, and appears days later as a brown ring on a bedroom ceiling or a stain running down the inside of an exterior wall.
Two things follow from that. First, the stain is often nowhere near the actual entry point, so the damaged area is usually larger than what you can see. Second, drywall repair alone doesn't solve it — if the attic insulation and ventilation stay the same, next winter does the same thing. First Things First: Stop the Water
Drywall repair is step two, always. If the roof still leaks or the fitting still drips, a beautiful new ceiling is just a countdown clock. We'll help you confirm the source is fixed — and if you're mid-emergency with active water, shut off the supply, poke a small drain hole in a bulging ceiling over a bucket (it prevents a sudden collapse), and get the leak stopped before cosmetic repair begins.
Why Wet Drywall Has to Come Out
Drywall is gypsum wrapped in paper — when it soaks, the core crumbles and the paper becomes food for mold, which can establish inside a wall cavity within a couple of days. Paint and stain-blocking primer can hide the ring, but they can't restore strength or address what's growing behind the surface. Our rule is simple and honest: stained but dry and solid can often be sealed and repainted; soft, sagging, or crumbling comes out. Wet Basements and the Bottom Two Feet
Finished basements are where we see the other half of Toledo's water damage, and the damage pattern is different: instead of a ceiling stain, it's the bottom of the walls. Water that comes up through a floor drain or in at the base of a foundation wall wicks upward through drywall like a paper towel, often climbing a foot or more above the actual waterline. Insulation behind it holds the moisture in place and stops the cavity from drying.
The efficient repair is usually a flood cut — removing a clean horizontal band of drywall (typically the lower 2 to 4 feet) rather than the whole wall, pulling the wet insulation behind it, drying the cavity out properly, and rebuilding from a straight line. Our Water Damage Repair Process
- Assess & moisture-check. We find the true extent of the damage — water travels along framing and shows up far from where it entered, which is especially true of ice dams.
- Cut out the damage. Compromised board is removed back to sound material and clean framing lines.
- Dry & verify. The cavity must be dry before it's closed. If insulation is soaked, it's replaced — wet insulation never fully dries in place.
