Every February our phone does the same thing. People call confused: there was no storm, the roof looks fine from the driveway, nobody has been on it in years, and yet there's a brown ring spreading across a bedroom ceiling. Nine times out of ten in Northwest Ohio, the answer is an ice dam — and understanding what one actually is explains almost everything about why the damage looks the way it does.
How an Ice Dam Forms
It takes three things, and a Toledo winter supplies all of them reliably.
First, snow sits on the roof. Second, heat escaping from the house through an under-insulated attic warms the roof deck from underneath and melts the layer of snow touching it. Third, that meltwater runs down the slope until it reaches the eaves — the part of the roof that overhangs the walls and has no heated space beneath it. The eaves are at outdoor temperature. The water refreezes there.
Do that for a few days and the refrozen ice builds into a ridge along the bottom edge of the roof. Now the meltwater coming down behind it has nowhere to go, so it pools. And shingles are not waterproof — they're designed to shed water running downhill, overlapping like scales. Standing water backs up under them, soaks the sheathing, and finds its way inside.
Why the Stain Isn't Where the Leak Is
This is the part that surprises people, and it matters for the repair. Water that gets under the shingles at the eaves doesn't drop straight down. It soaks into the roof deck, runs along a rafter, wanders across the top of the ceiling drywall looking for a low point or a seam, and appears wherever it finally finds a way through — often several feet from where it entered, sometimes in a different room, and usually days later.
So the visible stain marks the exit, not the entry. The wet area above the ceiling is almost always larger than the brown ring suggests, and any honest assessment involves checking well beyond the stain with a moisture meter rather than assuming the damage stops where the discoloration does.
Stained, or Ruined?
Not every ice dam stain means replacing drywall. The distinction is simple and worth knowing before anyone quotes you:
- Dry and firm — if the leak is resolved and the board has fully dried, and it's still solid when pressed, a stain can usually be sealed with a stain-blocking primer and repainted. Ordinary latex paint alone won't hold it back; the tannins bleed straight through.
- Soft, sagging, bubbled, or crumbly at the edges — that board is done. Drywall is gypsum wrapped in paper, and once the core has been saturated it doesn't return to strength as it dries. It has to come out.
The other half of that decision is what's above the ceiling. Wet insulation doesn't dry in place — it compacts, stops insulating, and holds moisture against the framing. Mold can begin establishing in a damp cavity within 24 to 72 hours. If the cavity got wet, it gets opened, dried, and verified before anything is closed back up. The Uncomfortable Part
Repairing the ceiling does not stop the ice dam. We'll rebuild it so you can't tell anything happened — but if the attic still leaks heat and still doesn't ventilate properly, next winter produces the same ridge of ice and the same stain, possibly in the same spot.
The actual fix is upstream of drywall: air-sealing the gaps where warm household air escapes into the attic, bringing insulation up to depth, and making sure soffit and ridge ventilation are clear and working so the roof deck stays cold. That's an insulation contractor's job, not ours, and we'd rather say so plainly than take your money twice. Fix the cause, then fix the ceiling.
What to Do Right Now
If it's actively dripping: put a bucket under it, and if the ceiling is visibly bulging, carefully poke a small hole in the centre of the bulge with a screwdriver to let it drain. That feels wrong and it's the right move — a controlled drip is far better than several litres of water bringing the ceiling down at once.
Then photograph everything before any repair.
